In December of 2007, Fannie Mae, one of the main providers of conventional mortgages flagged Metro Denver as well as Greeley as declining. A declining market is one in which properties in a specific zip code on average are simply selling for less now than one year earlier. Compiling numbers and basing important decisions off of averages is simply inaccurate. There are many neighborhoods that have seen some of the highest appreciation in the state over the past 2 years, however, these neighborhoods have found themselves on the declining market list.
